What can you expect in Craigavon?
Working in Craigavon means working with Armagh City, Banbridge and Craigavon Borough Council on planning, and sometimes with a landlord on the lease. We flag both early, so that neither one holds up your opening date.
What makes the difference?
How is the frontage measured?
We measure the structural opening, not the old frame. Lintel condition, floor level and how square the opening is all get recorded at survey.
Which glass should go in?
Safety glass is needed in doors, side panels and low-level panes. Laminated glass is worth the extra if the street has a history of break-ins.
What about the fascia and sign?
We set out the fascia at the same time, so your sign fixings and any shutter box do not clash. Illuminated signs can need advertisement consent, depending on size, position and area.
What should you budget?
| Opening width | Typical unit | Guide price plus VAT |
|---|---|---|
| Up to 3 m | A typical single shop unit | £2,450 to £3,995 |
| 3 to 4 m | A wider single unit | £3,195 to £5,195 |
| 4 to 5 m | A double-fronted or corner unit | £3,995 to £6,495 |
| 5 to 6 m | A large double unit | £4,795 to £7,995 |
Guide prices, not offers. Your written quotation sets the final figure.
Will this need planning permission in Craigavon?
Usually yes, if the look of the frontage changes. Replacing like for like may not need permission, but Armagh City, Banbridge and Craigavon Borough Council has the final say. In Northern Ireland, councils decide planning applications, and Building Control applications are separate. Listed buildings need listed building consent.
