Concealed vs surface shutter boxes

A concealed box sits behind the fascia and has a guide price of £295 to £695 plus VAT, while a surface box sits on the outside of the building. Many councils expect a concealed box, and it needs an access panel for servicing.

What is the difference between a concealed and a surface shutter box?

A concealed box sits behind the fascia, where it cannot be seen from the street, and a surface box is fixed to the outside of the building above the opening. The box holds the barrel, the rolled-up curtain and, on most electric shutters, the motor. It is the part of a shutter that people notice when the shutter is open.

How much does a concealed shutter box cost?

A shutter box built in behind the fascia has a guide price of £295 to £695 plus VAT, added to a package or a new shutter. The low end suits a new shopfront where the box is drawn in from the start. The high end suits a job with awkward structure or a tall shutter.

Doing it as part of a new frontage is simpler, because the fascia, the head and the box are sized for each other on the same drawing. Adding it later means taking down what is there, finding out what is behind it and rebuilding it around the box.

See our package guide for how the box fits into the whole price.

Do councils insist on a concealed shutter box?

Many councils expect the box to be hidden, and some will refuse a surface box outright. These examples come from guidance we have read:

CouncilPosition on the box
Leeds (England)Shutter box housings should always be incorporated into the shopfront, usually behind the fascia
Croydon (England)The housing must be contained within the design of the shopfront, preferably behind the fascia. External boxes are shown as unacceptable
Clackmannanshire (Scotland)Projecting roller shutters and boxes that obscure the display will be discouraged
Newry, Mourne and Down (Northern Ireland)Surface-mounted shutters will not get planning permission

Rules vary from one council to the next, so ask yours. Hiding the box does not remove the need for planning permission. It just improves the chance of getting it.

How much space does a concealed box need?

The space needed follows the height of the opening and the thickness of the curtain, because the curtain coils around the barrel as it rises. A taller shutter makes a bigger roll. An insulated curtain makes a bigger roll than a single-skin curtain of the same height.

We confirm the box size at survey. Three measurements tell us whether it will fit:

  1. Depth. From the back of the fascia to the first obstruction behind it.
  2. Height. From the bottom of the fascia to the structure above.
  3. Width. The full opening, plus room at each end for the motor and bearings.

Also note what is behind the fascia. A steel beam, a timber lintel, old brickwork or a cable run each changes the fixing. Our measuring guide shows how to record these.

Does a concealed box change the shopfront design?

Yes, because the box needs a home, so either the glass stops lower or the fascia sits deeper. On a tall frontage this is easy to absorb. On a low one, a deep fascia can look heavy and take height from the window.

Watch the proportions on the drawing. Planners dislike oversized fascias, and Clackmannanshire lists enlarging the fascia among the changes that need permission. A good design keeps the fascia in line with its neighbours and hides the box behind it. This is the reason the two parts belong on one drawing.

How do engineers service a concealed shutter?

Engineers service a concealed shutter through an access panel, and the Door and Hardware Federation (DHF) says boxed-in parts need inspection hatches or removable panels. DHF warns that fixings, springs, brakes, drive chains and electrical wiring must be reachable for planned maintenance. If an engineer cannot reach them, it says, the safety of that shutter cannot be assured.

This is the main risk with a poorly planned concealed box. It looks tidy for years, until nobody can get at the motor. Plan these points before the fascia goes up:

  • The panel sits in the soffit or fascia, large enough for hands and tools.
  • It reaches the motor end, not just the middle of the box.
  • The fascia sign is not fixed across it.
  • It is not sealed with mastic, paint or a later sign.
  • Its position is marked on the drawing and kept with your premises file.

If the panel is missing on an existing shutter, tell us when you book a service, so the engineer comes prepared. Our fixed price is £145 plus VAT per shutter. Our maintenance guide covers the duties that apply.

Can I add a concealed box to an existing shopfront?

Sometimes, if the fascia can come down and there is enough depth behind it. It works best when the fascia is being replaced anyway, or when a false fascia hides a void above the old one.

If a concealed box will not fit, these are the other routes, in the order we would consider them:

  1. Move the shutter inside and use an internal shutter or grille.
  2. Replace the fascia with a deeper one, if the council accepts it.
  3. Use a low-profile surface box, colour-matched to the frame.
  4. Replace the whole frontage and plan the box in.

A shutter retrofit has a guide price of £1,450 to £5,195 plus VAT. In England and Wales, section 152 of the Highways Act 1980 lets the council require removal or alteration of projections that obstruct safe or convenient passage along a street, so a box or fitting that sticks out over a narrow pavement can cause trouble. Scotland and Northern Ireland have their own roads law, so ask the council there.

Common questions

Does a concealed box need planning permission?

The box is part of the external shutter, so the shutter still needs permission in the normal way. A concealed box often improves the chance of approval.

Can a fascia sign go over a shutter box?

Yes, but plan the fixings. Screws must not enter the box or block the access panel.

Why does a concealed box need an access panel?

Springs, brakes, motors and fixings all need to be inspected and serviced. DHF says that if an engineer cannot reach them, the safety of the shutter cannot be assured.
